This is the third time working with Jim, this time to help us find our "forever" home. Jim is patient, listens to your needs, and spends time helping you understand the process (and what you're getting into if there are some challenges for the home).

A few examples:
- Looked at a about a dozen properties that didn't quite work for us. The day we found what would be our future home I text Jim to see if we could check out the property...and Jim had actually sent us a link to the SAME property an hour earlier, suggesting we check it out based on what we were looking for!
- Getting ready to purchase the property Jim pointed out some concerns that we would have missed. With Jim's contacts we were able to get a plumber and 2nd pest inspection done. There were some things the seller's inspection missed (including a leak) and we were able to get a nice credit because of his efforts.
- He definitely knows his stuff and his past appraiser experience shows. He was able to point out property strengths and some concerns or minor issues that we should be aware of down the road. Knowing the market he was able to help us put a competitive offer together without overpaying...I honestly don't think we would have gotten the house if it wasn't for his understanding of the market.

Having Jim as my realtor was a great experience and here's why: - He listened to what I wanted. Didn't try to sell me just what was available and waste my time showing me homes that were not even close to my needs - He responded to my calls. Got right back to me, most times just picked up my call - He educated me. I've worked with Jim on two transactions. He is simply amazing. I had to sell and buy a house AND get tenants out of the house I was selling... and I needed to do this without ever making two mortgage payments. So in a matter of 30 days, all was done and just needed transactions to close.

The best part is the sale of my property was really a tough one. The market had just turned to a buyers market where prices were stabilizing. He had a buyer with another one of his agents. That is code for - if it wasn't for Jim, my house would likely still be on the market.

For my new house, he was able to negotiate an excellent price that was $35k lower (about 8%) than what the sellers had asked. While it was a newer house (2 years old) there were some issues discovered in the inspection. Jim got all the repairs done.

Jim Amen is the only realtor I will ever use. I started with a lender and was using the realtor he recommended but things went downhill fast as the realtor was late, unreachable and had little experience.
